Looking Beyond Hemnet.se by Jonathan

If you’re looking for a new place to live in Sweden, there’s one site you’ll repeatedly turn to, hemnet.se. And by all means, it’s a great centralized source for buying/selling property. There’s photos, maps, contact and loan info, and best of all, most real estate agents use it.

But without a doubt, it’s out of date and the service can (and needs to) be jumpstarted into providing something worthy for today’s buyer, seller and even bank (notice: real estate agent is not included–at certain levels of service, I question their worth as well).

If we look to our neighbors to the east, you can find a pretty interesting trend being started in house-hunting. Igglo.fi is a Finnish web service that has taken pictures of every building in Helsinki (they’re accompanied with sattelite views and maps). So, whether you’re selling or not, you could get an offer posted on the site from someone who’s come across your building… and if enough offers get posted, well you’d have a pretty good idea how much your home is worth. For the buyer, they get an alert once one of their “bookmarked” properties becomes available. So, if the price is right for either seller or buyer, Igglo steps in and handles the transaction at well below the standard 3-4% commission.
They’re actively looking to expand to new cities, so if Sweden dares to shake up its static real estate service, it might welcome an igglo.fi type service.

And if that’s not the answer, then maybe we could at least something a little more service-friendly and aesethically pleasing like American web-based real estate agents, propsmart.com and redfin.com
